30-Day Progress: Denver Veterans Village Transformation

At Global Construction, our team is proud to be leading a transformative project in Denver: converting a former hotel into 100 studio apartments for homeless veterans, complete with on-site support services designed to break the cycle of homelessness.

This ambitious project, the Tunnel to Towers Denver Veterans Village, is about more than just bricks and mortar. Every demolition, every electrical circuit, and every wall we rebuild is a step toward providing veterans with a safe, stable home and the resources they deserve.

During these long, hard days on-site, we never lose sight of that ultimate goal.

Progress So Far: Demolition and Mold Remediation

Over the first 30 days, our crews have made remarkable progress on the property. Interior wall demolition on the 10th floor is 100% complete, and work on the 9th floor is approximately 70% finished.

Mold remediation has been completed on both the 10th and 9th floors, with air testing confirming safe conditions for continued construction. Containment efforts are now underway on the 8th floor to maintain a controlled, safe environment as remediation continues.

Ban Electric has been a key partner, completing the demolition of 12 room types across the 10th, 9th, 7th, 6th, 5th, and 4th floors. Their work also includes initial circuit identification, preparing switches and plugs, and creating room mock-ups to keep future phases of the project running efficiently. American Abatement has progressed to the 8th floor after successfully clearing the 9th floor of mold spores, ensuring that the space is safe and ready for the next steps in construction.

Overcoming Obstacles: Incident Management and Coordination

Like any complex renovation, challenges arise. During week three, a water leak on the 6th floor prompted an immediate response from our team. Plumbing inspections were conducted, and tighter control measures were implemented to prevent further issues. This quick coordination highlights the adaptability and diligence of our crews, ensuring that setbacks are managed efficiently without slowing the project’s momentum.

Upcoming Work: Preparing for the Next Phase

Looking ahead, the next phase of the project involves multiple critical tasks. Mold containment will continue on the 8th floor, while Global Construction is cleared to begin work on the recently cleared 9th floor. Overhead ductwork demolition in the dining area for AHU-2 and in the basement is scheduled to commence once scope issues with Iron Line are resolved.

Ban Electric will begin full room mock-ups for all 12 room types in preparation for the box walk. They will also continue R&D on circuitry to identify reusable circuits and minimize in-wall demolition and patchwork. Meanwhile, Iron Line will continue demolition on the 9th floor, following the mold remediation on the 8th.

The lobby storefront also requires demolition by December 24th, followed by the framing of a temporary partition to allow the excavator access for the pool shell demo. Our team is coordinating with drywallers and Tunnel to Towers leadership to finalize the plan for this work during the upcoming OAC meeting.

Given the extensive work being performed across multiple floors simultaneously, a second elevator is becoming increasingly necessary. Schindler inspections are being scheduled to ensure the elevator is ready to support ongoing and future construction activities safely.

Looking Ahead: The Transformation Continues

While the first 30 days of demolition, mold remediation, and electrical preparation have been intense, the real transformation is just beginning. Each floor cleared, each circuit mapped, and each wall removed brings us closer to providing Denver’s veterans with a safe and welcoming home.
