Project Background
The client, a property owner, was looking for a full-service general contractor who could guide their project from the initial design phase all the way through completion. This particular renovation came with its share of challenges. The existing conditions of the space did not align with the planned design, which meant our team had to adapt and implement creative solutions.
Addressing these unexpected hurdles required flexibility, resourcefulness, and a keen eye for detail to ensure the final outcome matched the client’s vision.
To make the project successful, the client needed more than just a builder—they needed a partner who could manage the entire process. Global Construction stepped in to oversee every aspect, including design management, trade coordination, and vendor relationships. By consolidating these responsibilities under one trusted team, we provided a seamless and efficient experience that reduced stress, kept the project on track, and delivered the high-quality results the client was counting on.
Preconstruction Planning
During preconstruction, one of the first challenges we encountered was the placement of the main kitchen hood exhaust. The design called for it to be positioned directly above a structural beam—something that isn’t possible from both a safety and compliance standpoint. Our team worked closely with engineers to make necessary structural changes to the space, ensuring the design intent could be achieved while still maintaining the integrity of the building. This required careful planning and coordination to avoid delays once construction began.
Another major factor was the mechanical systems. The project called for modifications to the existing AC ductwork, which involved rerouting and adapting portions of the system. To make this successful, we not only had to map out the new duct pathways but also coordinate with multiple vendors and subcontractors to ensure all components aligned with the overall design. This level of coordination was critical to avoid conflicts during installation and to keep the project moving forward smoothly.
Finally, the design introduced an additional challenge by requiring a grease line connection that wasn’t located in the project building but in another structure on the property. To bring this element to life, we needed city approval and had to carefully coordinate with vendors to install and connect the line correctly. By navigating municipal requirements and managing multiple stakeholders, our team was able to integrate this system successfully, reinforcing the importance of strong preconstruction planning to anticipate challenges and deliver the project as envisioned.
Construction Process
Because this project took place in an active senior living community, safety and resident well-being were our highest priorities. From the very beginning, we implemented strict processes and guidelines for both our internal team and all vendors working onsite. Hard barriers were installed to fully separate construction zones from occupied areas, and we enforced daily checks to make sure tools and materials were never left unattended. Just as importantly, we took extra precautions to control dust and debris, protecting air quality and ensuring the comfort and health of residents, particularly those who were immunocompromised.
Maintaining daily operations for the community was also a key part of our approach. Since residents relied on having a dining hall available at all times, we developed a phased construction plan that allowed one room to remain in use while another was under renovation. This careful sequencing minimized disruptions to residents’ routines while allowing us to move the project forward steadily. We began work in the residential areas first, then transitioned into the kitchen and dining room, and finally moved into the main shared spaces. Each phase was carefully scheduled to keep the facility functional without compromising construction efficiency.
At every stage, our team remained focused on delivering the project on time and on budget. The extra care we took in planning, sequencing, and maintaining strict safety protocols ensured that residents were never put at risk and that the community could continue operating smoothly throughout the build. By balancing safety, functionality, and efficiency, we were able to execute the project successfully and provide the client with a renovated space that met both their design goals and operational needs.
Final Reveal
Throughout the project, our team faced several unexpected hurdles, from design challenges to complex building conditions. By leaning on strong preconstruction planning and proactive coordination with vendors, we were able to adjust course without losing momentum. Each obstacle was treated as an opportunity to problem-solve creatively, ensuring that the project stayed on schedule and within budget while still meeting the client’s vision for the space.
The end result was more than just a completed renovation, it was a transformation that gave residents a renewed sense of home. The redesigned spaces encourage connection, providing an inviting environment where residents can share meals, conversations, and daily experiences with their neighbors.
By overcoming challenges with care and precision, we delivered a space that not only functions seamlessly but also fosters community, comfort, and belonging.
